When looking for Oregon investment property, real estate investors are fortunate to have the state's diverse topography to guide their choices. Rugged coastlines, high desert and mountain ranges all decorate Oregon's landscape and the state's population is as diverse as it's terrain.
The 2008 population estimate stood at 3,790,060, most of which is concentrated in cities in the Willamette Valley, starting with Eugene in the south and running up to Portland in the north. Portland is by far the state's largest city, followed by Eugene, Salem, Gresham, Hillsboro, Beaverton and Medford. Bend, in the middle of the state, is one of the fastest growing metropolitan areas in the country. All of these cities provide opportunities for buying investment property. The rental market is strong for single family homes, condos, townhomes and mobile homes. There is a strong tourism industry in certain parts of the state, with attractions like Crater Lake and the skiing resorts in the Bend area, making vacation rentals, condos, cabins, chalets and multi-unit structures possibilities for investment buyers. The major universities in the state are in Eugene and Corvallis, making those two cities strong rental markets and providing plenty of opportunities for cash-flowing investment property.
